IS THE POOL HEATED? Both properties can have their pools heated to 85 degrees Fahrenheit for those colder months when you'd still like to swim. It is a fee of $150 per night. CAN I HEAT THE POOL FOR ONLY ONE NIGHT OF MY STAY? No. It's either for one day of your stay or not at all. We may make exceptions for stays over 5 nights. WHAT TYPE OF COVER IS ON THE POOL? Both homes have the type of cover where a child can fall on it and it will catch them. Of course we don't recommend to have young children around the pool, even covered, unsupervised. But it is a precaution. IS THERE A SPA/HOT TUB? No. Neither property currently has a hot tub. FLOATIES? Yes! We do supply some floaties at both homes. We restock the stashes every season, but they tend to walk off/pop so I could not tell you exactly what is there.

We keep our calendar up to date If it shows booked on VRBO it is not available. However we do allow up to 30 day cancelation so it you are set on one date you can always check back to see if the previous guest canceled.

No, unfortunately both homes are not pet friendly properties. We used to allow them but there was just too much damage to keep the homes nice for our guests.

Nope! Both homes are gas fire pits! Case Delle Noci is promape which we provide and the Orchard House is hooked up to a natural gas line.

Both homes have a combo drip/pod maker. So if you have a combination of caffeine and decaf drinkers you can use the carafe for one and the pods for others.

We are proud to offer a stocked kitchen in both homes! There are pots, pans, serving plates, baking dishes, cooking utensils, silverware, plates, bowls, mugs, glasses: including wine, champagne and drinking. We also provide but don't guarantee: foil, saran wrap, and some plastic baggies We do not provide any disposable plates, cups or utensils.

100% refund if canceled at least 30 days before arrival date. 50% refund if canceled at least 14 days before arrival date. No refund if 13 days or closer to arrival date.

There is a charcoal briquette grill. We provide the briquettes and starter fluid.

There are 3 TV's. One in the living room, one in the master bedroom and a third in the kitchen.

There is a gas BBQ. It is hooked up to the natural gas line so no need for propane!
